The Farmhouse is an updated 1860s home filled with character, large windows, comfortable furniture, with a large yard, fire pit, and direct access to the Chenango River. There are plenty of spaces to gather or find a quiet corner of your own. The house works just as well for a couple or small family as it does for a house full of people. Smaller groups feel cozy here, while larger groups have enough living and sleeping spaces to spread out without feeling crowded. Guests consistently tell us how much they appreciate the peaceful setting, comfortable beds, thoughtful decor, and how exceptionally well stocked the house is. We stay here ourselves, so the kitchen and house are stocked with the things we actually want when we're away from home, including plenty of cookware, coffee and tea, oils and spices, pantry basics, extra linens, toiletries, books, games, and those little things that are easy to forget. ______ FIRST FLOOR You'll enter through the covered back deck into a spacious sunroom. From there, you'll enter the open air living area and kitchen. You'll find a high-top table for 6 (more chairs are available), comfortable seating, a Smart TV, electric fireplace, games, books, and large windows overlooking the property. There is also a separate dining room for meals, celebrations, or gathering around the table. The fully stocked kitchen overlooks the living area and has everything you need to prepare real meals, and the washer and dryer are conveniently located nearby. One of our favorite spaces is the two-room suite on the first floor. One room has a queen sleeper sofa. The adjoining sitting room has two comfortable chairs, a desk, propane stove, record player, and collection of records. A door leads directly to the covered front porch, where you can settle into a wicker chair with your morning coffee and watch the sunrise. A full bathroom with shower is also located on the first floor. ______ SECOND FLOOR Upstairs you'll find two king bedrooms, one queen bedroom, two twin trundle beds that provide four twin sleeping spaces, and a crib. The primary king bedroom has a Smart TV, dresser, mirror, and beautiful barn doors connecting it to the queen bedroom. The queen room has a dresser, bedside table, lamp, and full-length mirror. Just off the queen room is a separate room with a twin trundle bed that sleeps two. Off the primary king bedroom is another room with a twin trundle bed that sleeps two, along with the crib and a child's table and chairs. These connected sleeping spaces are especially convenient for families with children or extended families who want to be near one another. Because this is an old farmhouse with a unique layout, some of the upstairs sleeping rooms connect to one another rather than functioning as completely separate hotel-style bedrooms. At the front of the second floor is another king bedroom with a makeup table and chair and a closet stocked with extra sheets, pillows, and blankets. The upstairs full bathroom has a tub and shower, double vanity, and plenty of towels and toiletries. ______ SLEEPING ARRANGEMENTS • 2 king beds • 1 queen bed • 2 twin trundle beds, providing 4 twin beds total • 1 queen sleeper sofa on the first floor • Crib and Pack 'n Play We list the Farmhouse for up to 10 guests, but the sleeping arrangements can comfortably accommodate more. Please ask us about groups over 10. ______ FAMILIES Traveling with young children is easier when you don't have to bring everything with you. We provide a crib, Pack 'n Play, high chair, children's table and chairs, toys, books, puzzles, and games for a variety of ages. ______ OUTSIDE The peaceful country setting is a big part of staying here. Relax on the covered back deck or front porch, gather around the firepit with plenty of chairs and firewood, enjoy a meal at the picnic tables, or walk down to the shared river area along the Chenango River. Large windows throughout the house bring the outdoors in, whether you're watching the sunrise, looking out over the countryside, or watching the snow fall on a winter morning. ______ YOUR HOME AWAY FROM HOME! And while the Farmhouse feels tucked away in the country, you're only about 2 miles from Colgate University and the Village of Hamilton. Whether you're here for a quiet weekend for two, visiting your Colgate student, bringing the family together, attending a wedding, or spending a special weekend with friends, our goal is simple: for the Farmhouse to feel like home while you're here.
