The Barnhouse is a century-old barn we've lovingly converted into a small, comfortable home that keeps its rustic character while giving you the conveniences you want when you travel. At just 2 miles from Colgate University and the Village of Hamilton, it's an easy home base for a Colgate visit, a quiet weekend in the country, a wedding nearby, or simply a few days to slow down and relax. The Barnhouse is especially cozy for two, but with a queen sleeper sofa in the living room, it comfortably sleeps up to four. A twin blow-up mattress is available upon request. INSIDE THE BARNHOUSE The bedroom has a comfortable queen bed with a headboard made from one of the original barn doors, along with space to unpack and settle in. The open living and kitchen area includes a queen sleeper sofa, Smart TV, desk, and high-speed Wi-Fi. Large windows, white walls, and white-painted concrete floors keep the space bright and open, while the original barn details give it plenty of character. The kitchen is small but truly stocked for cooking. You'll find a refrigerator, stove, dishwasher, microwave, Keurig, French press, coffee maker, blender, pots, pans, dishes, cooking utensils, oils, spices, condiments, regular and decaf coffee, tea, and other basics we like to have when we're away from home. The bathroom has one of our favorite Barnhouse details: a rainfall shower surrounded by galvanized metal walls. We also provide shampoo, conditioner, facial soap, lotion, and a few of those things that are easy to forget when you travel. ACCESSIBILITY The Barnhouse has a ramp to the entrance, no interior steps, and wide doorways, making it an easier option for guests who prefer a step-free space. OUTSIDE Step onto the private deck with your morning coffee or a glass of wine and enjoy the quiet country setting. Guests also have access to the shared outdoor areas on the property, including the large firepit with seating and firewood and the river area along the Chenango River. In winter, snowmobile trails run across the road and through the neighboring field. COMFORT IN EVERY SEASON Window air conditioning keeps the Barnhouse comfortable in summer, and separate thermostats allow you to adjust the heat in different areas during colder months. TRAVELING WITH A LARGER GROUP? The Farmhouse is right next door and sleeps up to 10. It can be booked separately or together with The Barnhouse through our Farmhouse + Barnhouse listing. Need even more space? The River House and Movie House are next door to The Farmhouse. They are two separate homes in a renovated early-1900s general store and are also available as individual Airbnb listings. Message us if you're trying to accommodate a larger group and we'll help you figure out which homes work best. Whether you're spending most of your time at Colgate or barely leaving the deck, our goal is for The Barnhouse to feel like your own little home in the country while you're here.
Other Details to Note
We sometimes require a 2-night minimum booking on all weekends and special dates. If you are interested in just one night on a weekend, we may be able to accommodate you depending on the time of year. Send us a message. The Barnhouse has a backyard as well as a side yard with a deck and fire pit. The Farmhouse next door is separate and has its own yard and fire pit. Please be respectful of our guests staying at the Farmhouse by utilizing the Barnhouse yard and keeping the noise down at night and early mornings. You are welcome to walk across the adjacent yard to the Chenango River access.

Accessibility and Availability
Neighborhood
On one side of the Barnhouse, there's a charming barn and a vast field of corn and soy beans. Across the street, you'll find another cornfield. The Farmhouse and River House, which we also own, are next door, creating a friendly and welcoming atmosphere. The neighborhood consists of just four houses around an intersection, and it's incredibly peaceful with great neighbors. It's the ideal place for a tranquil retreat.
Guest Access
You'll have access to the entire Barnhouse and we'll provide a door code so you can come and go as you please. There is a separate gravel driveway for parking next to the house. You can pull right up to the ramp, if needed.
