Booking The Farmhouse and The Barnhouse together gives your group two full homes on the same peaceful country property, just 2 miles from Colgate University and the Village of Hamilton. It's a setup that works especially well for extended families, multiple couples, Colgate teams, wedding groups, reunions, and friends traveling together. Everyone can gather for meals, games, a fire outside, or time by the river, then spread out into two separate homes when it's time for a little quiet. THE FARMHOUSE Our cozy 1860s Farmhouse sleeps 10 and has plenty of room to spread out without losing that comfortable, homey feeling our guests love. The first floor has several living and dining spaces, a truly stocked kitchen, laundry, a full bathroom with shower, and a two-room suite with a queen sleeper sofa. The adjoining sitting room has two comfortable chairs, a desk, record player and records, and a propane stove. A door opens onto the covered front porch, a favorite place for morning coffee and watching the sunrise. Upstairs are 2 king beds, 1 queen bed, and 2 twin trundle beds that provide 4 twin beds, along with a crib. Some of the upstairs sleeping spaces connect to one another, which works especially well for families with children or extended families who want to stay close. There is a second full bathroom upstairs with a tub and shower. Families with young children will also find a crib, Pack 'n Play, high chair, children's table and chairs, toys, books, puzzles, and games. THE BARNHOUSE Just next door is our century-old Barnhouse, lovingly converted into a bright and comfortable little home for up to 4 guests. The bedroom has a queen bed with a headboard made from one of the original barn doors. In the open living and kitchen area, you'll find a queen sleeper sofa, Smart TV, desk, and high-speed Wi-Fi. Like the Farmhouse, the Barnhouse has a kitchen that is meant to be used. It includes a refrigerator, stove, dishwasher, microwave, Keurig, French press, coffee maker, blender, cookware, dishes, spices, oils, coffee, tea, and many of the basics you may need during your stay. The bathroom features a unique shower with a rainfall showerhead and galvanized metal walls, along with shampoo, conditioner, lotion, and extra toiletries. White-painted concrete floors, white walls, and large windows give the converted barn a bright, open feel while the original details keep its rustic character. The Barnhouse also has step-free entry by ramp, no interior steps, and wide doorways. Outside is a spacious private deck where you can sit with your coffee, read, or simply enjoy the quiet country setting. TWO HOMES, TOGETHER This is what makes the combination so useful. You have two kitchens, three full bathrooms, separate living spaces, and sleeping for up to 14, all on the same property. Grandparents can have the Barnhouse while the rest of the family stays in the Farmhouse. One family can put the kids to bed while everyone else keeps visiting next door. Couples can have their own space without needing to stay at different locations. You get the convenience of being together without having everyone under one roof. OUTSIDE Spend time on the porches and decks, gather around the large firepit with plenty of chairs and firewood, eat outside at the picnic tables, or walk down to the shared river area along the Chenango River. The setting feels quiet and rural, but you're only about 2 miles from Colgate and the Village of Hamilton.
